Buying Property in Zakynthos: From Holiday Visit to Keys in Hand
Most buyers who purchase in Zakynthos first see the property during a summer visit — and complete the purchase from home, months later. This is the guide for that journey.
There is a pattern that most Zakynthos property purchases follow, and it is unlike almost anywhere else in Greece.
You arrive on the island for a week or two. On day three, you see a property that makes you think seriously. By the end of the visit, you have made a decision — or you are very close to one. Then you fly home, back to London or Munich or Tel Aviv, and the legal process begins across a time zone, a language barrier, and an island you are no longer on.
Your Legal Home led by Kotsonis–Gaitanaki Law Firm was built for exactly this. We have direct local presence in Zakynthos — working with land registry officials, notaries, planning authorities, and engineers on the island — and we conduct the full legal process in English, for buyers who are rarely in the room when the important things happen.
The Zakynthos Buyer Journey — and Where We Are at Every Stage
The timeline below reflects how most Zakynthos purchases actually unfold — not how a standard legal guide describes them. Your Legal Home is active at every point, including the stages most buyers do not realise require legal attention.
| When | Where you are | What we are doing |
|---|---|---|
| Summer visit | Zakynthos — on holiday | Available for questions, early property review, brokerage agreement check before you sign anything |
| Back home | UK / Germany / Israel | Legal setup: AFM registration, bank account, Power of Attorney prepared |
| Weeks 1–3 | Remote — wherever you are | Three-checkpoint due diligence begins in parallel: legal title (30-year), technical survey, environmental classification |
| Weeks 3–6 | Remote | Due diligence reports delivered in English. Issues identified, addressed, and resolved before contract |
| Weeks 6–9 | Remote or in Zakynthos | Purchase agreement negotiated with Zakynthos-specific protective clauses. Notarial closing — in person or via Power of Attorney |
| After closing | Remote or on the island | Land Registry and Cadastral registration. Golden Visa, rental setup, utilities — ongoing support on request |
You invest with clarity. We handle the complexity — on the island, in Greek, on your behalf.
Stage 1: Legal Foundation
Before you sign anything on the island
The legal process begins before any document is signed — ideally before you make an offer. The two things that must be in place early are your Greek tax number (AFM) and your Power of Attorney.
- Greek Tax Number (AFM): A legal requirement for any property purchase in Greece. We manage the complete registration process, including assistance with opening a local Greek bank account.
- Power of Attorney: For most Zakynthos buyers, this is not a convenience — it is a necessity. A properly structured Power of Attorney allows us to act on your behalf at every stage of the process, from signing the preliminary agreement to registering the completed purchase at the Zakynthos Land Registry, without requiring you to travel back to the island.
- Ownership Structure Advice: Whether to purchase as an individual or through a company depends on your residency, tax position, succession plans, and — if applicable — Golden Visa eligibility. We advise on the optimal structure before anything is signed.
- Brokerage Agreement Review: If you are still in Zakynthos when you engage us, we review any viewing forms or brokerage agreements before you sign. In the island’s small, multi-listed market, the terms of a viewing form can create financial obligations that follow you home.
Stage 2: Three-Checkpoint Due Diligence
The verification process specific to Zakynthos
In Zakynthos, buyer-side due diligence often requires a distinct environmental layer in addition to the legal and technical review. All three run simultaneously, and together they should be completed before any irreversible commitment is made.
Checkpoint 1 — Legal
A full 30-year title search under the Ionian Islands land registry framework, cross-referenced with the private forest registry. Because of the Ionian Islands’ privately owned forest framework, title review in Zakynthos often needs to go materially deeper than the shorter registry search buyers may expect elsewhere. We also verify the full co-ownership chain, identifying any undivided inheritance claims that do not surface in a current-only ownership check.
Checkpoint 2 — Technical
An independent engineer — appointed by us, reporting to you — physically inspects the property and verifies it against the approved building permit, floor plans, and cadastral record. This is a cross-check of the seller’s Electronic Building Identity, not a reliance on it. We confirm that all spaces being purchased are legally yours and not communal, and that no undeclared extensions create future liability.
Checkpoint 3 — Environmental (Zakynthos-specific)
This verification is not usually captured by a standard property due diligence process and needs to be commissioned specifically. It covers the Caretta Caretta zone classification of the specific parcel, Natura 2000 designations, coastal zone boundaries, and the private forest register. A property can have a clean title and a valid Electronic Building Identity and still carry environmental restrictions that affect its use, development, and resale value. This check must be commissioned specifically — it appears in neither the Land Registry nor the building permit record.
All three checkpoints run in parallel. The findings of each inform the others — and together they form the protective clauses of your purchase agreement.
Stage 3: Contract Negotiation
Protective clauses specific to this island
Once due diligence is complete, we draft and negotiate the purchase agreement. The protective clauses in a Zakynthos contract go beyond what a standard Greek property agreement contains.
- Environmental compliance warranty: The seller warrants that the property is fully compliant with all applicable environmental designations — Caretta zone, Natura 2000, coastal zone — and that no challenge or revision to this status is pending.
- Zakynthos-specific defect and outdoor completion standards: All external elements — pool, terrace, facade materials, coastal access, landscaping — are explicitly included in the delivery standard, not treated as secondary to the interior.
- Power of Attorney limits: Where a developer or seller’s representative holds a broad mandate, we negotiate specific limitations that protect your unit’s value, access, and use rights.
- Preliminary Agreement structure: We ensure the payment structure and conditions of the Preliminary Agreement properly protect your deposit — and that no commission or payment obligation is triggered before the due diligence is complete.
Stage 4: Notarial Closing
In person or fully remote
The notarial closing is the formal transfer of ownership, conducted before a Greek notary public. For most Zakynthos buyers, this stage is managed remotely.
- Remote closing via Power of Attorney: If you cannot be present — which is the norm for UK and northern European buyers completing in spring — we represent you at the notarial signing with full legal authority. You do not need to return to the island until you choose to.
- Notarial coordination: We liaise directly with the notary to ensure every deed, certificate, and tax clearance document is in order before the final signature. Nothing proceeds until the legal conditions are met.
- Pre-closing review: We provide you with a full, plain-language summary of what you are signing before the closing date — so your first question is not asked on the day of signature.
Stage 5: Registration and Ongoing Support
After the keys
Closing is not the end of the legal process — it is the beginning of ownership. We manage the post-closing steps and remain available for ongoing support.
- Land Registry and Cadastral registration: We finalise the official transfer of ownership at the Zakynthos Land Registry and Cadastral, ensuring your ownership is properly recorded in all relevant registers.
- Golden Visa compliance: For buyers who qualify and have applied for the Golden Visa, we manage the ongoing compliance requirements from the point of purchase through to visa issuance and renewal.
- Rental and operational setup: If you intend to rent the property, we advise on the appropriate licensing, tax registration for rental income, and any restrictions that apply under the property’s environmental classification — particularly for properties near the Caretta Caretta zone.
- Utility transfers and ongoing support: We coordinate the transfer of electricity, water, and other utilities into your name, and remain available for any legal question that arises after closing.
Buying in Zakynthos Without Being There
The majority of our Zakynthos clients complete their purchase without returning to the island between the initial visit and taking possession. This is not unusual — it is how this market works.
Once your Power of Attorney is in place, Your Legal Home is empowered to act on your behalf at every stage: registering your AFM, conducting due diligence, negotiating the contract, signing the notarial deed, and registering the completed purchase. We provide updates in English at every meaningful point, and we are available by phone or video call throughout.
The island will still be there when the legal process is complete. You only need to travel to enjoy it — not to manage it.
Before Your Consultation: Questions Worth Considering
The questions below are not a prerequisite for calling us — they exist to make the first conversation more productive.
- Have I viewed a property I am seriously considering — and if so, did I sign any viewing form or brokerage agreement on the island that I have not yet had reviewed?
- Do I know the property’s Caretta Caretta zone status — or have I only been given a general area description by the agent?
- Has anyone confirmed the full co-ownership chain — including whether the title involves inheritance divisions across multiple family members?
- Am I clear on whether to purchase as an individual or through a company — and do I understand the tax implications of each structure for a Zakynthos property specifically?
- Do I understand all the costs involved beyond the purchase price — transfer tax, notary fees, legal fees, AFM registration — and have I received a complete breakdown?
Your Legal Home led by Kotsonis–Gaitanaki Law Firm will work through each of these with you, clearly and without obligation.
Frequently Asked Questions
Do I need an independent lawyer to buy property in Zakynthos?
Yes. Independent legal representation is strongly recommended for any property purchase in Zakynthos — and particularly important here because the island’s due diligence requirements go beyond what is standard in most of Greece. Your lawyer should conduct a full 30-year title search under the Ionian Islands framework, coordinate an independent engineering survey, carry out the environmental classification verification (Caretta zone, Natura 2000, coastal zone), and review all contracts working exclusively in your interest.
How long does it take to buy property in Zakynthos?
A standard purchase in Zakynthos will often take roughly 6 to 12 weeks from the point at which due diligence begins to final registration, although the timeline depends on the title position, the environmental verification process, and the readiness of the seller’s documentation. The three-checkpoint due diligence process — legal, technical, and environmental — runs in parallel to avoid sequential delays. The timeline can be affected by the complexity of the title, the Caretta zone verification process, and the readiness of the seller’s documentation.
Can I buy property in Zakynthos without returning to the island?
Yes. With a properly structured Power of Attorney in place, Your Legal Home can manage the entire purchase process on your behalf — from AFM registration and due diligence through to notarial signing and Land Registry registration. Most of our Zakynthos clients complete their purchase remotely. You are kept informed in English at every stage, and you do not need to be physically present until you choose to take possession.
What is an AFM and do I need one to buy property in Zakynthos?
An AFM is the Greek Tax Identification Number required for every property transaction in Greece, including for foreign buyers. It is also required to open a Greek bank account. Your Legal Home manages the complete AFM registration process on your behalf — you do not need to be in Greece to obtain it.
Can a foreign national own property in Zakynthos?
Yes. Foreign nationals — including non-EU citizens — can legally purchase and own property in Zakynthos. The island is fully accessible to international buyers. As a designated high-demand island under the 2025 Greek Golden Visa rules, the minimum investment threshold is €800,000 for Golden Visa eligibility.
Are you a real estate agency?
No. Your Legal Home led by Kotsonis–Gaitanaki Law Firm is an independent law firm with direct local presence on the island of Zakynthos. We do not sell properties, represent sellers, or earn commissions or referral fees from any agent, developer, or other party involved in the transactions we advise on. We act exclusively for our client — either the buyer or the seller, never both in the same transaction.
Your Investment Deserves Undivided Legal Attention
Every acquisition we manage in Zakynthos is handled with direct local knowledge, parallel due diligence across all three checkpoints, and consistent communication in English — so you always know exactly where your purchase stands, regardless of where in the world you are.
